It's interesting the things you can find when you are scrolling through social media in Amarillo. A lot of time is spent scrolling, so it's nice if that time involves learning something that you didn't know before. I mean, that is so much nicer than just the time suck it could be.
Recently, I was doing that doom scrolling when something caught my eye. It was a real estate listing. That listing was for a restaurant location here in Amarillo. It looks like this place is for sale. The thing that struck me as odd was that the listing said the property could be delivered vacant at closing.

Currently, this property is not vacant. There is a fully functioning and busy restaurant in this location. It took me by surprise, and I wonder if it took the tenants, Teddy Jacks, by surprise as well.

The listing, check it out here, is for 5080 S Coulter, the current location of Teddy Jacks in Amarillo.
Built in 2017, the property is offered at $2,800,000, or $344 per square foot, a significant discount to estimated replacement cost, and is delivered vacant at closing, giving an owner-user immediate occupancy or an investor the flexibility to secure a new tenant on custom lease terms. It’s possible the owners are simply testing the market to see if there’s interest in the real estate, regardless of the current tenant. Maybe they will sell it, and the new owners will want to keep Teddy Jacks in that location. The phrasing is certainly unsettling for anyone who loves the current establishment.
What's Next for the Coulter Location?
Someone in a post online mentioned they thought the company was going bankrupt and that they were all closing. While there is no evidence to support claims that the company is going under, especially given its active social media presence, the uncertainty remains.
